The design of this 28 unit development is generated from the site's history, a former paint factory, through the use of color and the perception of chroma.
Chroma is about distinguishing color as this architecture is about distinguishing itself - as community and as individual residences.
Subtle yet sophisticated spatial shifts create places for people and color and define community. As each resident selects their color, the identity of the community will grow. While the chromas allow for individual expression, the color joins the residences together. Color informs, identifies, provides a sense of ownership and creates a remarkable beauty that evolves from day to night.
The intersection of 25th and Larimer Streets is defined by the dramatic corner balcony of the four story flats building. Alternating masses with bold color and space, this mixed use development frames the south and eastern edges of chroma.
Off of Larimer, seven town houses front an exquisite pedestrian street created with landscaped communal spaces and private gardens. The landscaped courtyard is a unique feature not found in other new developments in this neighborhood that is transitioning from industrial to residential uses, and it provides additional identity to the project by providing a pedestrian scaled outdoor place.
In addition to accommodating parking for two adjacent properties in a one-story below grade parking garage, most townhouses have their own garage accessed from automobile courts. By raising the garage to create a raised plinth, the townhouses enjoy greater privacy from the street and a better view of the mountains and of downtown Denver.
